Hiring a Agent
There are many things to keep in mind when hiring your Real Estate agent. Listed here are some items to consider when going through the process.
What to expect from your Listing Agent
We as your listing Agents are proud of our "track record" and are eager to supply you with a recent history of our sales accomplishments and advertising techniques.
- Example of newspaper, MLS, Internet and list of recent sales that we've had in your area.
We are members of the Scottsdale Board of Realtors and the Multiple Listing Service ( MLS ).
Mistakes commonly made in selecting a Real Estate Agent.
You should be cautious of anyone who says that they'll work for little or nothing, after all, how hard would you work if you weren't getting paid?
- If they ARE working for little or nothing, how can they afford to market your home. As you know, advertising is very expensive.
- If they are not working full time in today's real estate market, how can they have the skill and knowledge to competitively price your home correctly? They could price your home too high so it won't sell, or price it too low which could cause you to lose money. Also we would never allow your home to be off the market, tied up with a contract from an unqualified buyer. We investigate the buyer thoroughly to make sure they are truly qualified to purchase your home before even considering their offer. Don't take chances, let us defend you and protect your rights. We will handle all those little unforeseen details and see you get everything your entitled to!
We've all heard the old adage: " If something sounds too good to be true, it probably is". Don't trust the sale of your home to a beginner with a "big idea". Call us and let us put our proven track record of hard work and over 25 years of successful experience to work for you!

What is an Appraisal?
An Appraisal is a report on a specific property to determine its' value. The Appraisal is done by a professional Appraiser who is contracted by the loan company. Once his report is complete, he sends it to the Lender who then knows the true appraised value of the home by which to base the loan on. This is why as your Realtor, we will do a complete comparative market analysis to insure your home is properly priced for a fast sale at top dollar.
What determines a property's value? Here is a short list on some of the factors:
 |
Location |
 |
Square footage |
 |
Year built |
 |
Improvements made / not made |
 |
Recent neighborhood sales of similar properties |
 |
Pool / Spa |
 |
Tennis court |
We will meet the Appraiser at your home with all supporting documentation having to do the improvements made to assure that you receive the highest possible price for your home.

 |
All interior / exterior door and hardware |
 |
Locks |
 |

 |

Termite Inspection:
After we sell your home or represent you in the purchase of a home, there will be a inspection required to determine if there is termite infestation or not. If so, the home will need to be treated by a professional exterminator and a clean bill of health will be sent to the Title company.
Final walk-though inspection:
Once the loan has been approved and just prior to the close of escrow, the buyer is entitled to a walkthrough of the property. We will make sure any repairs that were possibly required are completed and the home is in move-in condition.
